How’s this roof doing? What kind of life expectancy does it have?
First of all, it’s great to contact a professional and get their opinion on the roof. This is especially helpful if you’re in the inspection period for a home purchase, or if you own your home and wonder about your roof and its needs.
In addition to an inspection and professional opinion, here are some things to consider:
If you look at your roof and you notice some of the shingles are not laying flat, that can be an indicator that is starting to age and approach repair or replacement time.
If you’re up on your roof, and you see some balding spots where there are granules missing, that’s also an indicator of age and wear.
Whenever you go to clean your gutters or around your downspout area, if you see quite a few of those little granules that are the color of your roof, that means it’s starting to lose its integrity.
Oftentimes, if the roof is more than 20 years old, that’s a good time to have it checked. This will help determine how much longer it will protect your home sufficiently before replacement. If it’s not been properly ventilated or if it’s in a shady area, with more moisture trapped, it will often age faster.
If you see some dark streaks, that is typically from airborne algae that has made its home there. It’s not necessarily harmful to the roof. A roofing professional can let you know if that’s the case.
If you see moss growing on your roof that you didn’t plant, that is not great, because moss can hold moisture, and moss likes to grow in nice, wet spaces, and that’s not great for your roof. Roofs like to be dry as much as possible.
And finally, any signs of wetness inside your home can be due to a roof leak, whether it is from poorly installed flashing, damage, or other factors. You must handle wetness quickly to prevent permanent damage. If that happens, contact a company that can help you remediate that in a speedy fashion.
Those are some of the main indicators that you need to give your attention.
